    Home Extensions can vary considerably in price but an average sized single storey extension should cost around £2,200.00 per square metre, with higher specification Projectsnudging towards £3,000.00 per square metre of quality living space. My advice to anyone beginning the3 process would be to first consult a quantity surveyor, before you speak to a builder or Architect. An architect will often price under to get the business. They often quote a builders estimate except when the time comes those builders are always booked up. My advice to anyone thinking of spending thousands on their home would be to first consult a Quantity Surveyor Q and not some guy who tells you what you want to hear. A QS can also liaise with Builders in the Competitive tender process, create work valuations and organize stage payments.  Your QS will be your representative during the build while ensuring the project remains within budget and makes sure not too much is paid out too quickly.  This will also increase your awareness of the project and help to relieve stress.

     

    Interior Finishes

    Although a Builder I am a Carpenter by trade and still very hands on. I feel my main strength is in interiors with my drywall experience in Ceilings and Partitions. Each home extension begins with listening and understanding your needs.

    My experience often allows me to avoid unexpected costs. A Home Extension or major Alteration can Extend your living space and add considerable value to your home, while improving your standard of living. It also avoids the hassle of moving from the neighbourhood you have grown to love.

    It benefits you greatly when you use a Quantity Surveyor. Apart from costing the overall project it’s important to understand a quantity surveyor ensures the property owner gets the best value out of his investment. Hiring a quantity surveyor before the project starts not only saves you money but but it also mates it clear how.

    Communication with all stakeholders is key when building a home extension. This includes Neighbours, Builders, Planners, Building Control and more. Communication is key to extending any home. Even family members should be included as much as possible at all stages.

    Your Neighbour(s) are extremely important stakeholders. Your Neighbours consent or objection can profoundly impact your project. Tell your Neighbour’s about your plans.

    Tell them before your application goes in. Make sure they are not told by the Planning Office as many reasonable people can react negatively to being told by an authority and might think you are being sneaky behind their back. It’s better to be up front.   

    Keeping in with neighbors is key – but it’s really just about keeping them informed and getting as much project advice as possible.
